Yamuna Expressway or Taj Expressway is a 6-lane wide (expandable to 8) and 165.5 km long access-controlled expressway, connecting Pari Chowk in Greater Noida with Kuberpur on NH-2 in Agra in the Indian state of Uttar Pradesh. It is presently India’s 3rd longest expressway since February 2017. It was built to de-congest the older Delhi–Agra national highway (NH-2) or Mathura Road.

The Expressway project has been conceived with the idea of not only reducing the travel time between New Delhi and Agra but also to open up avenues for industrial and urban development in the region abutting the Expressway and provide the base for convergence of tourism and other allied industries. The Expressway is being developed on Public Private Partnership model.

YEIDA notified area covers approx. 2,689 sq. kms. falling in six districts to be developed in two phases. Please check detailed information about the industrial development area, infrastructure, potential industries, vacant land, etc. is as follows.

Master Plan

The plan is conceptualized by the Yamuna Expressway Industrial Development Authority (YEIDA) in order to channelize and foster developments in a planned manner. The project aims for industrial developments and providing support to resultant in-migration from entire Uttar Pradesh and other surrounding areas. The Perspective Plan for the entire notified area and the Draft Master Plan 2031 of the area falling in the NCR area (Parts of Districts of Gautam Budh Nagar and Bulandshahar) has been prepared in the first phase.

YEIDA area is envisioned as an area with industry as its main economic activity, supported by knowledgebase institutions integrated with the industry, residential, commercial, and other such uses required for a comprehensive urban development. The location being along the Yamuna Expressway connecting major tourist attractions Agra and Delhi and the trade and commerce activities will also be an important aspect of the economic base. Further, considering a large number of educational centers located in the vicinity of the area, the area is also proposed to be developed for Institutions at regional level as well as settlement level.

The vision is to exploit the potential of growth dynamics in a sustainable manner to develop areas of economic growth with major thrust on industrial activities, residential and recreational facilities, supported by state of the art infrastructure, yet preserving the environmentally sensitive areas.

Infrastructure

Yamuna Expressway stretching 165 kms. connects international tourist destinations of Delhi and Agra. Yamuna Expressway, a 6-lane (extendable to 8 lane) access controlled Expressway. YEIDA notified area covers approx. 2,689 sq. kms. falling in six districts to be developed in two phases.

YEIDA is being developed on ~25,000- hectare land area along the Yamuna Expressway in the state of Uttar Pradesh. The city hosts the NOIDA International Airport at Jewar, which is being developed as the largest Airport in India, along with a F1 Track (Buddh International Circuit), a sports city, an international cricket stadium and proposed India’s largest Film City. The growth dynamics of the YEIDA are affected by various infrastructure projects, such as, Golden Quadrilateral, Eastern Peripheral Expressway, Western and Eastern Dedicated Freight Corridors (DFC),DMIC investment node in the vicinity, etc.

Power

One of the major existing power source in the region is NTPC, Dadri Coal & Gas based Power Plant. Initiatives for planned infrastructure for augmentation of power supply in YEIDA Region are being taken up by the Authority. The map shows Electric Substations planned in the region.

Gas

Existing GAIL gas pipeline network (Hazira- Bijaipur-Jagdishpur) covers U.P and passes close to the YEIDA Region. Further efforts will be taken up by IGL for developing Gas Grid and reaching out to prominent industrial areas for the provision of clean fuel in the region to promote environment friendly development (IIIP, 2012)

Water

NCR has four perennial rivers namely the Yamuna, Hindon and Kali passing through it and the Ganga skirting its eastern boundary. Main sources of water supply in the region are surface and ground water (e.g. rivers, canals, tube wells, hand pumps and open wells).

Civil Works

Sector 17A

Sector 17A is designed for Institutional and residential land use with an area of approximately 425.9 Ha. Authority has completed internal and external development (roads of 120m and 30m, sewer, drains, water supply, electrification). A 3000 Kl capacity UGR has also been completed. The sector has fourteen Institutional plots, one recreational, one township and over twenty seven corporate office plots.

Sector 18

It is a residential sector of area approximately 1846 Ha. The whole area is divided into pockets. A total of 12748 number of plots are employed in Sector-18, in which internal and external development works (sewerage, drainage, road and electrification) are in progress. In addition to the above, construction of OHTs having capacity 2700 Kilolitres and 2400 Kilolitres and 4 tube wells work is complete.

Section 20

In Sector-20 a total of 10981 residential plots are planned in total area of 1485 Ha. The sector is divided in 19 pockets, in which internal and external development works (roads, sewer, drains, water supply, electrification) are under  progress in all the pockets.The construction work of four OHTs and eight tube wells work is complete.

Sector 22D & 22E

Sector 22D  is a residential, township, group housing sector of approximately 440.8 Ha area. About 5100 affordable houses, 1320 LIG houses, 768 MIG houses are constructed along with shops and office complex. Internal and external development works (sewerage, drainage, road and electrification) are  in progress. One OHT and three UGRs have been completed.

Sector 22E is an institutional and corporate office (commercial) sector of approximately 345 Ha area. It has a total of 73 institutional plots, 3 facilities plots and 16 corporate office plots. Internal and external development works (roads, sewerage, drainage, water supply and electrification) are in progress. One OHT and three UGRs have been completed.

Sector 24 & 24A

It is primarily an industrial sector of approximately 697 Ha area and a  total of 42 nos. of plots have been planned under the sector, under which the plots of Dharampal Satpal Ltd., Vivo Mobile India Pvt. Ltd. and Patanjali Ayurveda Ltd. Industries have been allotted. Internal and external development works of the sector (water supply, drainage, sewerage, roads and electrification) are partially completed. The work of 2600 Kilolitre UGR and 2500 Kilolitre OHT has been completed.

Section 26A & 26B

Sector 26 A is designed for one township project and two group housing projects. A 60 Mtr wide road has been constructed by Authority in front of these projects. 

Sector 26 B is an institutional sector. It is situated on 30 Mtr wide road parallel to 100 Mtr wide Yamuna Expressway. In this sector one plot of 100 Acre area is planned. External development work (Road, Drain and sewer) has been already completed.

Sector 29

It is an industrial sector of approximately 670 Ha area. Provision has been made for industrial plots for MSME, Apparel & Handicraft Park under the sector. 45 meter, 30 meter and 24 meter wide roads have been planned. Under the development works, development works of water supply, RCC drain, sewer line road etc. are in progress.

Section 32

It is an industrial sector of approximately 497.5 Ha area having a total of 1888 plots.Internal and external development works (roads, sewerage, drainage, water supply and electrification) are completed. Two tubewells are completed and a UGR of 2600 Kilolitres capacity is under construction.

Other Major Roads

(a) 120m wide Road

The construction work of length 13.80 km is complete. On the right side of Yamuna Expressway up to 8.80 km has been constructed, on which various Group Housing, Industrial Unit, VIVO, Patanjali Food Processing Unit and Institutional Plot Sectors are located. Sectors have been planned for residential and institutional plots on both sides of this road. It is the main road to reach Jewar airport via various sectors.

(b) 100 m wide road

The construction work of 3.50 km length from Yamuna Expressway is complete. There are residential plots of Sector-18 on the left side of this road and Sector-20 on the right. The work of DBM/BC on the said road has been completed and drainage works are under progress.
